Our local real estate market here in the Lake Norman area hasn’t stalled, but it has changed. If you’ve noticed more chatter about ADUs (Accessory Dwelling Units) and garage apartments lately, you’re not imagining it. Homeowners everywhere are discovering the flexibility, function, and long-term value these spaces can bring. Whether you call it a carriage house, granny flat or nanny cottage, in-law suite, or simply a garage apartment—these smaller living spaces are making a big impact.
What Is an ADU?
An ADU is a secondary housing unit on your property. It can be a detached structure, a converted garage, or even a finished basement apartment. While compact in size, ADUs pack a punch when it comes to functionality.
Why Homeowners Love Them
Rental Income – A well-designed ADU or garage apartment can provide steady passive income and help offset your mortgage.
Multi-Generational Living – Perfect for aging parents, adult children, or out-of-town guests — keeping loved ones close but still giving everyone privacy.
Property Value – Adding livable square footage increases your home’s appeal and resale potential.
Flexible Use – Today’s rental, tomorrow’s home office, gym, or creative studio. ADUs grow and adapt with your needs.
Garage Apartments: A Smart Starting Point
Many homeowners already have the bones for an ADU right on their property—a garage. A garage apartment remodel is often more cost-effective than starting from scratch, while still offering privacy and independence for whoever calls it home.
Things to Consider Before Building
Local Regulations: Zoning and permitting rules vary by city. We’ll help you navigate requirements to ensure your ADU project is compliant.
Design & Layout: Even a small footprint can feel spacious with the right floor plan and finishes.
Budget & ROI: While ADUs are an investment, the long-term returns often outweigh the upfront cost.
A note on zoning. Iredell county has the smoothest zoning process around. If you're in the
Mooresville area, expect predictable time lines and great communication. We’ve found Cabarrus County to be easy to work with as well. Mecklenburg, on the other hand, has a unique set of challenges all on its own. They cover an expansive amount of land so the projects. We’ve had projects in Huntersville take three weeks for permitting while Cornelius and Davidson both took closer to six weeks.
